The Loft City 2.0 project consists of twenty-eight townhouses located in a closed area with access control system. All houses are designed in a modern architectural style - loft, using various materials such as wood, glass, clinker brick, and more. Thanks to panoramic glazing, the rooms will have plenty of natural light and visually more space.
The developer offers two options for townhouses - 132 m2 and 115 m2. Both layouts are two-story, with a spacious living room, multiple bathrooms, and a wardrobe niche. The area of the land plot varies from 1.5 to 4.75 acres - enough to create a comfortable lounge area with a pool, children's playground, and barbecue.
Infrastructure
Loft City 2.0 townhouses are being built near the center of Irpin. Several new cottage villages and residential complexes are being built in the vicinity, which positively affects the development of transport and social infrastructure. There is a public transport stop 5 minutes away by car, from which buses No. 20, No. 352, No. 392, and No. 395 depart. By car, it is a 10-minute drive to the border of Kyiv and a 40-minute drive to the nearest metro station "Akademmistechko" via the highway.
For those who prefer sports activities under the guidance of a trainer, there are open fitness clubs Reforma and FitHealth 7 minutes away by car. 4 minutes away from the townhouses is the hotel-restaurant complex with SPA and fitness center Grand Admiral Resort & SPA, which also has indoor and outdoor pools with a children's club where kids can play while parents are exercising.
Near the complex, there are kindergartens, schools, and private preschool development centers. Parents of preschoolers can send their children to kindergartens No. 4 "Kazka", "Bzhlka" with nurseries, or to the private institution "Pavlusha", which is about a 7-minute drive by car. The same amount of time will take to get to the "Karamelki" development center. For schoolchildren, school No. 3 is a 5-minute drive from the house, and school No. 1 can be reached in 10 minutes.
Within a 10-minute drive from Loft City 2.0, there are grocery supermarkets "Bzhilka Market", CITY market, "ATB", and two "Fora" supermarkets. It takes 15 minutes by car to get to the city's food market, where you can buy farm products, home-grown vegetables, and fruits. At the same distance from the townhouses are the shopping malls "Giraffe" with a "Fora" supermarket and Lavina Mall with more than 300 stores, a cinema, and an indoor family amusement park.
Equipment
The houses are built with "Keramkomfort 2NF" series bricks, with a masonry thickness of 380 mm, which together with insulation gives a total thickness of load-bearing walls of 500 mm.
For the roof, a soft folded roof with 200 mm insulation, laid over OSB boards and underlayment, is used.
For the wood finishing on the facade, the technology from the Austrian company ADLER-Werk Lackfabrik Johann Berghofer GmbH is used, which includes drying, sanding, impregnation for erosion protection, priming, and painting of the wood in a factory way.
The houses are adorned with durable, strong, and resistant to aggressive environments silicone-silicate plaster Baumit with a water-repellent effect and self-cleaning ability.
Depending on the configuration, the developer uses windows from two market leaders - TM "Corsa" (Rehau 70) or TM "Glasso" (Glasso 7s).
