The cottage town "Cozy Yard" in the village of Bobrytsya, Kyiv-Sviatoshyn district, is a private house with its own land plot in an ecologically clean suburb of the capital. Next to the cottages are pine forests and lakes, which will provide residents with great places for fishing and mushroom picking, accessibility for cycling and walking in the lap of nature, far from the city noise. Each cottage has access to an open terrace in the backyard and a private BBQ area with utilities and paved pathways.

The cottage town "Cozy Yard" is being built 25 minutes by car from the Kyiv Ring Road and 15 minutes from Boyarka, allowing residents to use the infrastructure of both cities. You can buy groceries within a 10-13 minute walk from the cottage town "Cozy Yard" at several small stores in the village of Bobrytsya, as well as at supermarkets "ATB-Market", "Fora", Plus Market, and at the "Molodizhny" market in Boyarka, which are a 10-minute drive away.

If a nursery or school is needed, within a 5-9 minute drive from "Cozy Yard" there is the private nursery school "ZelenSad" and general schools No.1 and No.2 in Bilyohorodka. In 10-13 minutes, you can take your child to nurseries "Iskorka" and "Superkids", the children's center "Kuzia", and the children's art center "Dolonky" in Boyarka. Older children can attend the first grade or continue their education at the Boyarka Gymnasium "Vinohradnyk", the Boyarka Academic Lyceum "Harmonia", the private girls' lyceum "Lady", or Municipal School No.5, which are on average a 10-minute drive away.

For training, you can reach the fitness club "Stymul" in Boyarka in 10 minutes by car, and for cycling enthusiasts, the Dirt Park Betonka velodrome is a 13-minute drive from the cottage town.
