The main idea of Fjord is to move away from the usual high-rise construction and create a recognizable residential complex. The recognizability of the complex is provided by the cascading floors: the height difference from 4 to 30 allows for a variety of layouts, balconies, and window openings. Another bonus of cascading floors is open terraces with landscaping and views of the Pechersk district.

The building is designed in such a way that all apartments will have good insolation due to the installation of panoramic windows. All available internal spaces and open terraces are planned to be landscaped. The complex will have an art space on the building's territory, which will be decorated with kinetic elements.
