The Loft City 2.0 project consists of twenty-eight townhouses located in a closed area with access control system. All houses are designed in a modern architectural style - loft, using different materials such as wood, glass, clinker brick, and more. Thanks to panoramic windows, the rooms will be filled with natural light and visually appear more spacious.
The developer offers two types of townhouses - with an area of 132 m2 and 115 m2. Both layouts are two-story, with a spacious living room, several bathrooms, and a wardrobe niche. The plot size ranges from 1.5 to 4.75 acres, providing enough space for a comfortable lounge area with a pool, children's playground, and barbecue.
Infrastructure
The Loft City 2.0 townhouses are being built near the center of Irpin. In the vicinity, several new cottage towns and residential complexes are being developed, which positively impacts the development of transportation and social infrastructure. Within a 5-minute drive, there is a public transport stop where buses No. 20, No. 352, No. 392, and No. 395 depart. By car, it takes 10 minutes to reach the outskirts of Kyiv and 40 minutes to the nearest metro station "Akademmistechko" via the highway.
For those who prefer sports activities under the guidance of a trainer, there are open fitness clubs Reforma and FitHealth within a 7-minute drive. Within a 4-minute drive from the townhouses, there is the Grand Admiral Resort & SPA hotel and restaurant complex with a SPA and fitness center, where indoor and outdoor pools with a children's club are available for parents to exercise while their children play.
Near the complex, educational institutions such as kindergartens, schools, and private preschool development centers are located. Parents can enroll their children in kindergartens No. 4 "Kazka," "Bdzilka" with nurseries, or the private institution "Pavlusha," which are about a 7-minute drive away by car. The same amount of time is needed to reach the development center "Karamelka." For schoolchildren, school No. 3 is a 5-minute drive from home, while school No. 1 can be reached in 10 minutes.
Within a 10-minute drive from Loft City 2.0, there are grocery supermarkets "Bdzilka market," CITY market, "ATB," and two "Fora" supermarkets. A 15-minute drive by car will take you to the city's food market where you can buy farm products, homegrown vegetables, and fruits. At the same distance from the townhouses, there are shopping malls "Giraffe" with a "Fora" supermarket and Lavina Mall with more than 300 stores, a cinema, and an indoor family amusement park.
Equipment
The houses are constructed using brick of the "Keramkomfort 2NF" series, with a masonry thickness of 380 mm, which combined with insulation results in a total wall thickness of 500 mm.
For the roof, a soft folded roofing with 200 mm insulation is used, laid over OSB boards and underlayment.
The facade wood is treated using technology from the Austrian company ADLER-Werk Lackfabrik Johann Berghofer GmbH, involving drying, sanding, impregnation for erosion protection, priming, and factory painting of the wood.
The houses are decorated with durable, sturdy, and environmentally resistant silicone-silicate plaster Baumit with a water-repellent effect and self-cleaning properties.
Depending on the configuration, the developer uses windows from two market leaders - TM "Korsa" (Rehau 70) or TM "Glaso" (Glasso 7s).
