The main idea of the RosenTal project is to create a modern family-oriented residential complex, characterized by comfort, environmental friendliness, and quality. The developer has paid special attention to the safety of future residents: the residential complex will have a closed territory, with security points at the entrance and exit, as well as surveillance cameras in public areas.
The main feature of RosenTal is the concept of low-rise construction. The project includes seven 7-story buildings, which eliminates the feeling of "concrete jungles". In the center of the complex, there is a promenade alley with landscape design - Rose Boulevard. Additionally, each building will have individual green courtyards with children's and sports playgrounds. An open parking lot around the complex and an underground parking with charging stations for electric cars will be available.
Infrastructure
The residential complex RosenTal is located in the center of the village of Limanka, just 2 km from the city limits. It is a half-hour drive to the center of Odessa by car, or an hour by bus number 25, with a bus stop located near the building. The nearest beach in Chornomorsk is a 10-minute drive away. For the convenience of residents, shuttle buses will run between RosenTal and the "Pivdenny" market.
Another feature of the complex is the presence of its own infrastructure. A shopping and entertainment center with shops and cafes, children's development centers, and sports facilities will be built here.
For children, there is a public school in the nearby town of Tairove, which can be reached by a free school bus from the complex. There is also a kindergarten for young children in the same area, which is expanding its facilities to accommodate over 300 children. In addition, there is a private kindergarten "Rainbow" in a neighboring residential complex, as well as several private development clubs in Limanka.
Medical assistance can be obtained at the emergency point "Emergency" a 3-minute drive away. A 10-minute drive on Academic Glushko Avenue will take you to Children's Polyclinic No. 6, the city's dental clinic, and the private clinic Odrex.
For sports enthusiasts, workout complexes and a basketball court are planned on the complex's territory. Within a 15-20 minute drive by car, you can reach gyms such as "Smile", GORILLA, Health Factory, "Rainbow", GeneticA, Military gym Yellow, and others.
The TRC "Tavria Marshal" shopping center is located 2 km from the building, with a supermarket and an entertainment area for children. Further away, there is the construction hypermarket "Epicenter K", the wholesale hypermarket METRO Cash & Carry, and the markets "Optovyi" and "Chornomorsky", where you can buy farm products.
Equipment
Due to the low number of floors, open location, and ample space between buildings, the apartment will receive a lot of sunlight.
Automatic fire alarm and smoke removal systems are provided in the entrances and parking lots.
The walls of the buildings will be made of 300 mm gas concrete and insulated with 50 mm mineral wool panels.
The roof will be insulated with 100 mm polystyrene, covered with a special film (vapor barrier), and a two-layer "Technoelastan".
Two-chamber metal-plastic windows with a three-chamber double-glazed window in brown "wooden" color profile will be installed in the apartments.
The roof boiler rooms will be equipped with condensing boilers from the German company Buderus and Grundfos pumps to increase energy efficiency and help reduce utility bills.
Radiators with thermostats and heat meters will be installed in the apartments to control the temperature and save costs.
A silent high-speed OTIS elevator will be installed in each staircase.
